  1. It's
  2. [Music]
  3. good. Okay.
  4. So I intend Ed not to take more than
  5. five to seven minutes from your time uh
  6. just to lay you know always enrich
  7. ourselves with the hadith of the prophet
  8. sallallahu alaihi wasallam and um we're
  9. constantly talking about you and the
  10. workplace and also you and your
  11. relationship with
  12. wealth. How do we Muslims look at
  13. wealth? How do we value wealth? Why is
  14. it
  15. valuable? So, alhamdulillah, we've been
  16. going one class today is the fifth
  17. episode
  18. uh in in on this
  19. journey and we've been learning laying
  20. mindsets and I'm big on this idea of
  21. mindset. Your mindset determines how you
  22. make choices, how you make decisions,
  23. how you speak, how you walk, how you
  24. talk. The mindset is the most important
  25. thing. And and when you read the Quran
  26. and read the hadith, you it will find
  27. you will find that it's changing the way
  28. you think. And that has to change
  29. first. Not only the way you feel, but
  30. the way you think. And we live in the
  31. Silicon Valley. We are in the state of
  32. California. The Silicon Valley, the talk
  33. of the town is money and
  34. wealth and startups and making more
  35. money. And did you make 10x or 100x? How
  36. much did you multiply your money? So
  37. this is the talk of the town and you
  38. guys are many of you went to school
  39. here. You're working here. You're
  40. surrounded by that conversation.
  41. You need to build your own conversation
  42. in your head based on the Quran and the
  43. Sunnah of the Prophet sallallahu alaihi
  44. wasallam. And
  45. um just a quick reminder for something I
  46. said
  47. before from what we can read in the
  48. Quran and in the prophetic way, you
  49. divide your wealth into four sections,
  50. not equal but four pockets. One is your
  51. daily spending and monthly spending. And
  52. for that Allah said seek the middle
  53. ground. Don't be stingy and don't be
  54. extravagant for Allah does not love
  55. those who are extravagant. So be in the
  56. middle. Second pocket is
  57. savings so that if something happens to
  58. you, your family have something to live
  59. on and to
  60. survive. Three is your uh
  61. reinvestment. You need to
  62. invest. And why? So that you can grow
  63. your wealth. Why do you want to grow
  64. your wealth? So you can pay more zaka.
  65. So you can pay more. And so that you can
  66. help more Muslims and create jobs for
  67. more people. And that becomes the
  68. um the the heart of the matter. To us,
  69. wealth in of itself is not valuable in
  70. the Quran. If you find like if you're
  71. just trying to achieve wealth for the
  72. sake of wealth, so many warnings in the
  73. Quran. So you have to want to have
  74. wealth for a bigger reason than
  75. yourself, a bigger reason than your
  76. immediate needs, a bigger reason than
  77. indulging yourself in luxurious
  78. life. There has to be a bigger reason.
  79. Otherwise, you're straightforward
  80. seeking and forgetting about and Allah
  81. told us there's people who will
  82. say people will say Allah give me this
  83. world. Give me this world and you will
  84. have nothing in the
  85. hereafter and there is amongst people
  86. that who
  87. say those are the believers. So um
  88. subhan Allah there is a hadith I wanted
  89. to mention
  90. it and this is in Ahmed
  91. and in which the prophet sallallahu
  92. alaihi wasallam
  93. said
  94. another what a good
  95. match between good wealth
  96. What is good wealth? Halal wealth did
  97. not harm people. Not built on cheating
  98. and lying and stealing. Not built on
  99. interest. What a good match. Good wealth
  100. with a good person. Which means when
  101. good wealth is in the hands of a good
  102. person, he's going to use it for
  103. something good. And that's going to
  104. benefit the whole world, not only
  105. Muslims. He's going to do something good
  106. with it. So it's a it's a beautiful
  107. hadith and the prophet sallallahu alaihi
  108. wasallam was in a conversation with a
  109. sahab. He said I'm going to send you on
  110. this trip and you're going to make a lot
  111. of money. He said yeah Allah I did not
  112. become Muslim to make a lot of money. I
  113. became Muslim for Allah and his
  114. messenger. He said that's okay.
  115. What a good match, good wealth with a
  116. good
  117. human. So the prophet sallallahu alaihi
  118. wasallam went answered back the Sahabi.
  119. He said, "Oh, I'm not here to for the
  120. wealth." He said, "That's okay. It's
  121. good for you to make good wealth."
  122. Um when it comes just one thing, it's
  123. very interesting how times
  124. change. Our sister here will talk with
  125. us today. You know two days ago uh a
  126. brother saf came and talked about
  127. finance nia how can you finance your
  128. house in a halal way and he offered you
  129. a model but today how can you
  130. invest in real estate even if you think
  131. you cannot invest in real even if you
  132. think I don't even have I can't buy a
  133. house I don't have a million dollar I
  134. don't even have the down payment for
  135. that we we will learn today how
  136. inshallah you actually can have a halal
  137. non-interest way and you might not know
  138. about it. I'll tell you one
  139. thing. I wish when I came to the US 25
  140. years ago, someone told me just she just
  141. give me like5
  142. $10,000 and forget about it and meet you
  143. after 30 years. I will invest it for you
  144. in real
  145. estate. That 510,000 would have been
  146. $100,000 now. I wish someone did that
  147. for me. And what I want to educate
  148. Muslims because ownership to own your
  149. own house and to have investment
  150. property is very important for us and
  151. Muslims and for the strength of Muslims.
  152. But I believe that like in my wild
  153. dreams I dream of like there's a fund
  154. and even a high schooler will put $500
  155. and we'll invest in real estate and some
  156. big shots will manage that fund so that
  157. everybody can participate in this.
  158. Right? You got to you you know one of
  159. the beautiful things they say in America
  160. and it depends why you're saying it.
  161. They say don't work for your money. Let
  162. your money work for
  163. you. Oh, that's music to my ears. If my
  164. money can work for me and I can go and
  165. do all of my dawa and all of my reading
  166. and all of
  167. my traveling and all of this and sign me
  168. up for that. Right? So this is the
  169. thing. One interesting thing land at the
  170. time of the prophet sallallahu alaihi
  171. wasallam had zero value. Land was not
  172. bought and sold. What is on the land was
  173. valuable. If you have house on the land,
  174. you sell the house. You don't sell the
  175. land. Nobody buys and sells it. And this
  176. concept was also with Native Americans.
  177. They didn't understand the concept of
  178. selling the land. To them, they're on
  179. the land belongs to God.
  180. If you have a farm on the land, the farm
  181. is worth money. The land is not worth
  182. anything. If uh for some reason there's
  183. no more farm on the land, nobody's
  184. interested in the land. So at the time
  185. of the prophet sallallahu alaihi
  186. wasallam, land itself was not bought and
  187. sold. Today it's bought and sold. That's
  188. fine. But at least it's it's a piece of
  189. information that I want you to have as
  190. times change. And now it became a big
  191. discussion. If you own a land, how do
  192. you give zaka on it? So that became a
  193. discussion because there's nothing in
  194. the sunnah that talks about that. Talks
  195. about similar things but not about
  196. owning land per se. So with that just
  197. few ayat and few
  198. hadith. Why do we want to make more
  199. wealth? Because
  200. wealth is the
  201. means to establish what Allah asked us
  202. to establish on earth. Wealth is the
  203. means, not the
  204. goal. Wealth has rules and regulations
  205. that makes it halal, not haram. So with
  206. that um I want to pass it on to sister
  207. Sadia and for us to talk to us about her
  208. uh you know ideas and and and mashallah
  209. she has dedicated herself to this work
  210. sister for coming may Allah bless you
  211. quickly you're a software engineer you
  212. just not long ago you resigned from
  213. being project manager with T-Mobile
  214. so that you can go full-time on this
  215. thing. And I was one of the people that
  216. encouraged you to do that.
  217. Alhamdulillah. I'm glad uh you're doing
  218. this. And um you were born and raised in
  219. Pakistan. You're married. You have one
  220. boy, one girl. Mashallah. So she managed
  221. to be a parent. She managed to go to
  222. school. She managed to be a wife. She
  223. managed to do many things. Mashallah.
  224. her husband is here and they both are uh
  225. investment gurus. If you want any advice
  226. about investing in the stock market
  227. after we're going to do like question
  228. and answer collectively and
  229. individually. So we have sister who's
  230. going to do the presentation but if you
  231. want a word of advice I also recommend
  232. talking to her husband brother
  233. Azim. I'm going to turn this to you and
  234. you can take it from there inshallah.
  235. Asalam alaikum. Uh, can you hear me
  236. well? I think they can hear you but not
  237. well. Can you hear me well? Shall I
  238. speak louder? You have to put the mic
  239. up. Okay. Is it better? Yes.
  240. Okay. Is it better? Oh, now it's better.
  241. It's better. Yes.
  242. All
  243. right.
  244. Asalam alaikum everyone. Thank you so
  245. much Bakriaso Institute and Yasin
  246. Foundation for hosting this evening
  247. tonight. Uh I'm really privileged and
  248. honored to be here and sitting right
  249. next to Sheikh is our teacher for a long
  250. time. Not for myself but for whole my
  251. family. Mashallah my children grew up in
  252. his company in his halakas and myself as
  253. well. We have been attending his alakas
  254. from last decade around a decade at WVMA
  255. and have been alhamdulillah been blessed
  256. to have him in our community. Um and
  257. just a little bit about myself I grew up
  258. like said in Pakistan Karachi
  259. Pakistan um I graduated from ND
  260. University um Karachi with a bachelor's
  261. of computer systems engineering. I got
  262. here when I got married aim and I have
  263. about like almost 18 years of working in
  264. the high-tech here in the Bay Area. Um
  265. while we were uh raising our childrens
  266. we realized that a need of halal
  267. ribbafree some income side income not
  268. just our primary income which we work 9
  269. to5. So and I've always been passionate
  270. about real estate. I was always thinking
  271. about the strategies what if if we do
  272. some alternative investments but always
  273. the problem is always the price loans
  274. leverage of loans and all that. So we
  275. wanted to keep our family free from debt
  276. for our ch for our child education
  277. keeping all these thoughts in mind
  278. searching always that if there is
  279. anything where we can go and invest
  280. halal ribbah free but there is none that
  281. we found like it's about a decade ago so
  282. but we started ourselves learning real
  283. estate we joined like azim took me put
  284. me in some real estate investment
  285. education he did with me so we did like
  286. with our high-tech working full-time we
  287. were like always working feels like we
  288. have always working from last decade or
  289. so. Now we are to at this point um I
  290. decided to quit and then I decided to
  291. completely become a full-time real
  292. estate investor although we have been
  293. started already long time like when we
  294. were educated and then we first founded
  295. our company Serin Homes and Solutions
  296. and then very recently we formed another
  297. um company which is Serene Equity
  298. Investments which is a pure debt-free u
  299. halal fund where anyone can u come in
  300. and be a partner with us uh passively
  301. and we are active GP partners. Uh just a
  302. disclaimer which is very common that uh
  303. Seren homes and solutions and serene
  304. equity and investments and it its
  305. employees we are not financial advisors.
  306. We are real estate investment company
  307. and we don't endorse any specific real
  308. estate products. We will talk about
  309. holistically different investment
  310. vehicles today. Uh but I'm not endorsing
  311. any products. Uh and all the materials
  312. and information that I'll be sharing
  313. here, it's only for your education
  314. purposes. Um feel free to consult your
  315. advisor, financial advisor for your
  316. investment needs. But definitely feel
  317. free to come in after this presentation
  318. and ask any questions or set up any um
  319. consultation appointments as well.
  320. Um so agenda for today is very quick and
  321. sharp and we have a time crunch so I
  322. will go as fast as possible. Uh but
  323. definitely hold your questions to the
  324. end. Definitely for any slide you can
  325. take notes and ask me any questions. We
  326. can come back always to any slide. So a
  327. pure agenda for us tonight is we will
  328. learn we all know different vehicle
  329. different investment vehicles. We also
  330. know most of us know which ones are
  331. halal potentially which ones are not
  332. right. So we know holistically at least
  333. some of them but do we know what are the
  334. five most important things to analyze
  335. while you are choosing your investment
  336. vehicle if you are new to the
  337. investment. Just real quick I want to
  338. ask are do we have any investors already
  339. in this room who are maybe investing in
  340. stocks, crypto, real estate like just I
  341. want to get the idea and sense of the
  342. audience. So yes mah we have so are
  343. these all stock investors? Yes. Can you
  344. raise and are there any real estate
  345. investors here in this room? Mashallah.
  346. We have one sister. Um, okay. So now I
  347. get the idea what like to what to
  348. present and where to emphasize. Um, so
  349. we will also look at the growth of the
  350. real estate because I'm in the real
  351. estate obviously. I will take you to the
  352. information how does a three decades of
  353. a data of a real estate looks like. I
  354. will also be sharing uh returns of the
  355. ROIs for different types of investment
  356. vehicles among the real estate as well
  357. as stocks and ETFs. I will also be
  358. sharing profit centers in the real
  359. estate investors. The there are four
  360. major profit centers and um how to
  361. invest these type of deals or how to
  362. fund these type of projects.
  363. understanding of some very basic lingos
  364. which is very important while um you are
  365. ready to invest in any real estate
  366. vehicle. uh and then in the end I will
  367. be sharing a investor investor
  368. calculator with you and then I will also
  369. be sharing some quick photos of before
  370. and after um pictures of our projects
  371. that we have done in the past and in the
  372. current year and then you'll you'll have
  373. our information as well at the end of
  374. this workshop or later you can connect
  375. with us
  376. so our traditional investment is very
  377. common that we all know it's anywhere
  378. from CD DS, bonds, stocks, crypto,
  379. options, mutual funds, ETFs, real estate
  380. assets, nuts, collectibles and coins.
  381. But obviously not all all of these
  382. investment vehicles are not halal,
  383. right? So for example u these two which
  384. I have just cross crossed out actually
  385. these earn fixed interest and where the
  386. fixed interest comes obviously that
  387. makes it makes unfortunately or
  388. fortunately it makes it makes it makes
  389. us for us not permissible. Mhm. Um for
  390. instance, most of the CDs and bonds,
  391. right, they always have fixed interest
  392. rate where you will never lose money,
  393. but you will continue to grow your money
  394. from your principal investment. But yes,
  395. there is almost like no risk to the bank
  396. CDs. But unfortunately, it's not a lot
  397. for us. So we'll go we'll take care of
  398. all the stocks. But so the five things
  399. that I'm going to share with you how to
  400. choose your investment vehicle. So there
  401. are five things to remember. First
  402. obviously you pick what you are your
  403. your gut is telling like like I I like
  404. stock I like real estate but that's not
  405. all right you have to the second step is
  406. you start your due diligence of that
  407. specific vehicle that you you have got
  408. interested in there are so many ways to
  409. obviously continue to do due diligence
  410. for example you should be aware if you
  411. are picking ETF where they are investing
  412. are they investing in casinos or are
  413. they investing in healthcare or are they
  414. investing in high-tech or pharmacy or
  415. marijuana, right? So that's definitely
  416. that's second step for knowing what
  417. they're doing. Similarly, if you are
  418. invest uh interested in finding the real
  419. estate, what due diligence you needed to
  420. do, right? So you need to know the third
  421. step is you needed to know for every
  422. investment what your ROI is going to be.
  423. What ROI stands for rate of return on
  424. your investment. When we say rate, rate
  425. means it's a physical science term. Rate
  426. means time. Anything where where the
  427. rate comes, it always has to be
  428. respected with the time. So ROI is the
  429. rate of return on your investment, it
  430. always gets calculated for your 12 month
  431. period. If you have picked up any
  432. principal amount that you have set aside
  433. for your investment, you will be
  434. definitely interested while evaluating
  435. each of these vehicles that what is my
  436. ROI going to look like and what is the
  437. formula of ROI? I think we most of us
  438. know here, right? Do we know what is ROI
  439. stands for? Like how do we calculate
  440. ROI?
  441. So let me share quickly but we have a
  442. follow-up slide also while we will do um
  443. investor calculator I will share again
  444. what is ROI looks like. So main thing is
  445. in short we have to look for ROI. Then
  446. the next thing
  447. is risk. So as we all know if it's halal
  448. why it's halal because it carry risk.
  449. Yes you can lose your principle. you can
  450. completely lose your principle. Maybe
  451. you can double your principle. Maybe you
  452. can even 10x your principle. Right? So
  453. there are always risks are associated
  454. with every investment vehicle. So that
  455. is your fourth strategy like you have to
  456. look for your risks and rewards. So when
  457. we talk about risk in the investment,
  458. there is always a corresponding reward
  459. for it. For example, if you look in the
  460. slide, I have pulled out for you um
  461. every
  462. risks type with respect to investment
  463. vehicle and its reward. So for example,
  464. if we pick crypto, crypto has been
  465. considered not even high but high high I
  466. would say exponentially high risk. Why
  467. there are so many risks associated with
  468. it? Because once it is started like in
  469. 2014 there was no regulations for it.
  470. Right? when there is no regulation SEC
  471. rules was not there for it there is no
  472. compliance rules initially it was it was
  473. high risk now at least some of the
  474. cryptocurrency like Bitcoin has been
  475. regulated by SEC so but there are still
  476. others which are still not regulated so
  477. if you are considering crypto definitely
  478. it's a high volatile you may not know it
  479. can go down it could go up but right now
  480. as we look its performance from 2014 to
  481. now we will see in The next slide, it
  482. has outperformed all other investment
  483. vehicles as of now. Similarly, stocks.
  484. Stocks are also considered high-risk
  485. because it can dip overnight. Like we
  486. have seen two weeks ago, the market was
  487. bloodbath. So yes, it can dip
  488. completely. Your principle, your
  489. profits, all can go down, all can sink
  490. and all can go up, double or
  491. exponentially up. So does it does have
  492. obviously high risk but it does have
  493. exponential rewards as well. Now we can
  494. talk about we can look at the mutual
  495. funds and ETFs. ETFs and mutual funds
  496. again there are different types of ETFs.
  497. ETFs can be high risk. Yes. I have a
  498. question about crypto.
  499. Okay. Can we hold the question and can
  500. you write it down? We'll come back to it
  501. inshallah because we have so many uh
  502. slides to cover inshallah. So for ETFs
  503. definitely there are multiple types
  504. ETFs. If you are researching ETFs, you
  505. need to understand what's in it, where
  506. they're investing, what their product
  507. look like. So it can be high risk, it
  508. can be medium risk and it can be low
  509. risk and definitely it has a
  510. corresponding reward. If you are picking
  511. any low-risk ETFs, it may not be go grow
  512. exponentially but yes it will grow
  513. consistently. And another one is real
  514. estate. Real estate I have kept here
  515. medium to low. Although there are real
  516. estate asset types that is high risk as
  517. well. I think I kept it here as a medium
  518. because the real estate asset types
  519. where we are investing we are not
  520. investing in high risk ones. We are
  521. investing in medium to low-risk assets
  522. and then yes it does have moderate
  523. rewards. It does not rise exponentially
  524. like stocks or crypto but yes it does
  525. give you consistent rewards. And then
  526. Nvys I'm not covering it's just like
  527. interest based and then collectibles and
  528. coins. So the fifth thing that you
  529. should look is your position in the
  530. investment which is very important. So
  531. for example what is your position in the
  532. stocks? You are a shareholder. Similarly
  533. in the ETFs what is your position? Your
  534. position is a shareholder again. What
  535. could be your position in your real
  536. estate investment? For instance, you
  537. could be solo investor like alone like
  538. you are purchasing a property, managing
  539. actively doing everything alone, taking
  540. whole risk by yourself or you can invest
  541. in the fund. While you invest in the
  542. fund what your position looks like, you
  543. will be limited partners. You will not
  544. be doing any active work of operations
  545. and you'll be running and enjoying the
  546. active uh mailbox money for yourself. So
  547. your position is obviously important. So
  548. those are the five things. So we will
  549. move it to the next slide now. So this
  550. is a growth of a stock versus the real
  551. estate in a last decade. If you look
  552. closely this diagram there is a gray bar
  553. here. Every gray bar I'll I'll share
  554. next slide. There's a three decades of
  555. data. This one is just a last decade of
  556. data and since again we are from
  557. engineering. So we did all this research
  558. while we jumped into the real estate why
  559. we started investing. This is the first
  560. and foremost reason why we started.
  561. Actually that's my true secret. So if
  562. you look the red line denotes the stock
  563. market and from when actually I have to
  564. get my glasses on. Um so the stock
  565. market is from 2015 and until now 2024
  566. the blue line is the real estate market
  567. and this is the chart from case shiller
  568. index. Case children index is the most
  569. authentic US history real estate
  570. recorder. So this site contains the
  571. historical data of decades of data of
  572. real estate. If you look how smooth this
  573. blue line curves are versus the stock
  574. market, right? So this bar is actually a
  575. pandemic recession. It denotes a how did
  576. it perform? How did the real estate
  577. perform in the recession versus how did
  578. the stock perform? Take a look the white
  579. the gray bar that was the recession that
  580. was a pandemic recession actually. So
  581. you can see stock market was crashed at
  582. that time it had a so even people who
  583. had profits and even exponential profits
  584. at that time it was even gone even
  585. principles were declined right they not
  586. only have lost their profits but also
  587. their principle whereas look at the blue
  588. chart blue graph how steady it's always
  589. it goes it grows over time but yes it
  590. does not grow exponentially but yes it
  591. has continued and it has outperformed
  592. certain times you can see the graph when
  593. the red line goes up it means stock
  594. market is outperforming real estate
  595. whereas when the bar gets inverse right
  596. then it means real estate is continuing
  597. performing so that's just I'm giving you
  598. just one idea like a mindset of a real
  599. estate investment versus the stock
  600. investment so the next slide is a three
  601. decades of data that's 30 years of data
  602. it starts from 1988 until today 2024 and
  603. these four again vertical bars are
  604. recessions. First recession 1991 and
  605. another one is two prior to
  606. 2002. The third one is the biggest
  607. double recession. We had double
  608. recession in 2008 and
  609. 2009 and then the last one pandemic. So
  610. this is again this is just only the real
  611. estate market real estate data in 2008.
  612. We all remember whoever was here that
  613. yes we felt that real estate had a
  614. significant deep sink right even though
  615. it's not as deep if you again look at it
  616. in a double recession when the market
  617. has recovered how quickly it has
  618. recovered over the years and and see
  619. every time when the real estate recovers
  620. from the recession the graph tells us
  621. that it performs well before the way it
  622. was before right like whichever prices
  623. were next time when the recession
  624. recovers it even jumps higher and this
  625. is the information this is the inference
  626. that we can take from this data another
  627. data this this is another data this is
  628. actually u an information of last so the
  629. rightmost column is the last 15 years of
  630. data versus this first column kegger
  631. kegger is actually a compounded annual
  632. growth rate of the last 2024 before this
  633. past year just past year what I'm
  634. sharing here is all these asset types
  635. which we just learned in the previous
  636. slide we have a stock we have S&P we
  637. have high-tech
  638. NASDAQ gold bonds real estate and
  639. bitcoin you can see the highest annual
  640. growth of the year past year is bitcoin
  641. right bitcoin is is outperforming as of
  642. now we cannot disagree versus all others
  643. are like medium right like it is 10% %
  644. ROI. So this is the ROI, annual growth
  645. rate. It's 10.7, 14.7, 4.1 and the real
  646. estate is 4.8. Why again I've
  647. highlighted uh real estate again because
  648. I'm a real estate investor but also what
  649. I like to share here real estate growth
  650. is not only the real estate growth but
  651. real estate has another profit centers
  652. like I was talking about which I will
  653. still share in the following slide. So
  654. for example all these invest investments
  655. has just one returns right you are
  656. making profit on your stock that's your
  657. return and that is not even liquid yes
  658. you can liquidate anytime whenever you
  659. want but what is the benefit what is the
  660. luxury of real estate is that real
  661. estate has seen appreciation 4.8 And by
  662. the way, this is rental real estate
  663. appreciation. This is not homeowners or
  664. actual houses
  665. appreciation is way more. For instance,
  666. in last five 25 years, for example, Palo
  667. Alto has appreciated 750 times
  668. percentage
  669. 750%. So that's homeowners appreciation
  670. is very different than the investment
  671. properties. I'm only talking about
  672. investment data here. So this 4.8 8 is
  673. the average USA it's not about Silicon
  674. Valley it's average across the USA uh
  675. growth rate 4.8 And it's obviously very
  676. conservative. For example, here if you
  677. would have investment property in San
  678. Jose, last year we have seen 8% growth.
  679. So every every neighborhood has its own
  680. data. So if you plan to invest,
  681. definitely don't look the holistic
  682. number, right? Don't look at the whole
  683. United States number, but it start
  684. drilling down further to the details. So
  685. in the real estate what is another
  686. benefit is you are not only enjoying the
  687. appreciation of your rental property but
  688. the other which I have shown you it's a
  689. rental cash flow because you have a
  690. rental property you have placed a tenant
  691. in it you are enjoying the rental income
  692. as well on top of your appreciation so
  693. that's our second profit center in the
  694. real estate in the following slides I'll
  695. share more profit centers this is
  696. another view uh bar view a chart view of
  697. the same data that we just have seen in
  698. the previous slide. So there's nothing
  699. more to add here. Like you can see
  700. Bitcoin have performed well versus we
  701. have NASDAQ second number and then S&P
  702. and real estate and
  703. gold. Um so in this slide we will talk
  704. about merits. So what are the benefits
  705. of passive investments versus solo
  706. investments by yourself only alone
  707. right? So in the real estate um there
  708. are three different categories of this
  709. investment. So if you're looking to
  710. invest in the real estate, what is the
  711. major um categories of their real estate
  712. right? So the major categories are these
  713. three residential, commercial and raw
  714. land. Obviously commercial again have
  715. about like eight to 10 different
  716. categories. For example, commercial
  717. contains multifamily apartment
  718. buildings, commercial contains office
  719. buildings, retail buildings, shopping
  720. centers, strip malls, all that. So again
  721. obviously you will first choose which
  722. type of asset you like to invest. Now
  723. you will look at holistically what could
  724. be my benefits if I wanted to be alone
  725. or if I go as a group of investors and
  726. what are my duties and and and and
  727. rewards right so as a solo investor
  728. obviously you will be fully invested
  729. with whatever you are doing in the
  730. daytime 9 to5 additionally you have your
  731. property to manage you will be actively
  732. looking at operations you will be
  733. actively looking and dealing with tenant
  734. issues tenant complaints toilets and
  735. tenants against leaks, bathroom leaks,
  736. this flooded, that flooded, that broke
  737. broke, maybe tenants go on default,
  738. right? They will not pay. So you have to
  739. go through with whole layer of eviction
  740. process, right? And then you will be
  741. only alone in that risk. It could be
  742. honestly a blessing and it could be a
  743. nightmare. The nightmares that we see
  744. every day in since the time we are doing
  745. this, it's enormous. It's literally it's
  746. enormous nightmares and again it's the
  747. risk obviously everything contains the
  748. risk whereas as a opposite if you want
  749. to become a passive equity partner what
  750. you can do is it will be your choice you
  751. can choose a small amount you can choose
  752. large amount you don't have to actively
  753. manage at all if you are a part of a
  754. passive investment joint venture or
  755. passive partner in the fund you don't
  756. have to be actively involved at all
  757. you'll just sending your cash, your
  758. check of any sources and then you'll be
  759. receiving your distribution, your
  760. mailbox money. You don't have to worry
  761. about any active management. You don't
  762. need to have any real estate education
  763. at all. You don't need to work at all
  764. and it will be all divided risk among
  765. all the equity
  766. investors and most importantly what we
  767. offer is actually debtree. So our
  768. transactions are mashallah and
  769. alhamdulillah it's purely loan free. We
  770. never take loan. We never leverage
  771. loans. We only raise private money and
  772. then we do profit sharing.
  773. Alhamdulillah. That's a that's a beauty
  774. of it.
  775. Alhamdulillah. Um so other two so we
  776. already talked about two profit centers
  777. which is one is appreciation of the your
  778. rental property. One is your cash flow.
  779. What are the other two? So the other two
  780. actually the other most important
  781. benefit is tax savings. So we have
  782. always heard how like we we have seen
  783. our Mr. president, right? Like how he
  784. saved. Like people always claiming that
  785. he doesn't pay tax. Why he doesn't pay
  786. tax, right? Because he's a smart real
  787. estate investor. That's why he doesn't
  788. pay tax. And because real estate allows
  789. investor to save on taxes. There are
  790. different tax strategies that you never
  791. have to pay tax. I do I should not say
  792. this online but for example 1031
  793. exchange you continue to roll out your
  794. investment property one after the other
  795. one after the you never have to pay tax
  796. at all and then if you invest through
  797. your self-directed IAS and
  798. 401ks you don't have to pay any taxes at
  799. all zero taxes you will be completely
  800. working on your uh portfolio
  801. 401k but the 401k has interview from
  802. your previous employer if it has to be
  803. if it is with your current employer you
  804. cannot convert it to the self-directed
  805. you can go at our website later on I we
  806. have several blogs about it every time
  807. when I share this in any speaker event
  808. it's a jaw-dropping because it is a
  809. jaw-dropping for us as well when we
  810. learn and we didn't like we were not
  811. realizing that this is true and it is
  812. true we did it ourselves and now
  813. alhamdulillah who ever have invested
  814. with us because they were in speaking
  815. event like this one. They came and asked
  816. we followed them. We we we showed them
  817. the steps. We are not custodians. We
  818. show them the steps. They did it and
  819. they are alhamdulillah able to invest
  820. with us.
  821. Mashallah. And then what is the fourth
  822. one is the good returns. So obviously
  823. this is not like an exponential reser
  824. return returns like I said but like we
  825. just saw at least 8 to 10% is the good
  826. return I would say right like it's
  827. you're not doing anything if passively
  828. but if you are earning 8 to 10% returns
  829. why not right on your 100,000 investment
  830. if you are getting a check of
  831. $8,000 without lifting your finger or
  832. doing anything that's great right who
  833. does not want an extra check extra
  834. mailbox money so these are all four U
  835. profit centers. Uh we already talked
  836. about passive income stream and tangible
  837. assets. So obviously real estate is a
  838. physical tangible asset versus crypto is
  839. all virtual, right? So you have your
  840. asset, you can go to your asset like our
  841. investors are very like mashallah like
  842. we share monthly progress with them.
  843. Every every month we send them an email.
  844. We list out all projects. We send them
  845. the progress photos. We send them all
  846. the information even though we don't we
  847. are not obli ob obliged to because in
  848. the fund we have to send I think two
  849. twice information but we are sending
  850. monthly because we want to keep them
  851. engaged we want them to be aware we want
  852. to be them we want them to be we want
  853. transparent to be uh with them so
  854. alhamdulillah we are doing that
  855. um how do we fund these real estate
  856. projects so the investors who have like
  857. they can bring cash home equity lines
  858. liquidated securities stock investments,
  859. self-directed retirement accounts, which
  860. is the great huge opportunity for all of
  861. us. And by the way, I think until today,
  862. we have 8.9 trillion. Maybe this number
  863. could be wrong, but 8.9 or 6.9
  864. trillion of 401ks right now we have in
  865. the USA as 401ks with the government.
  866. What that money is doing, whoever is
  867. aware, they have invested that. I think
  868. I pulled the data but it's in my notes
  869. somewhere like at least 70 million
  870. accounts of 401ks are actually using
  871. those and they are investing in
  872. different vehicles but all of them rest
  873. of them are even unaware they don't even
  874. know so it was also a news for us when
  875. we were started learning and this is why
  876. I'm sharing this here and then yes you
  877. can bring endowment accounts like for
  878. example if there are mosque who have
  879. endowment accounts endowment funds they
  880. can invest passively with us or with any
  881. another investment like this and then
  882. trust accounts obviously if you have
  883. created your will you have your trust
  884. accounts you can directly invest through
  885. your trust
  886. accounts so understanding uh let's look
  887. at the time so it's 7:55 I think we have
  888. a hard stop we are almost like at the
  889. second last or last slide so
  890. understanding lingos we have been
  891. talking about ROI ROI so ROI what is ROI
  892. rate of return return on your investment
  893. so the net income that you are gaining
  894. that you are earning in the profits over
  895. the period of 12
  896. months divided by your total principle.
  897. So for example, you set aside $100,000
  898. or we can use any example 50,000. So
  899. let's let's use 100K example. You set
  900. aside 100k maybe you have chosen two or
  901. three investment vehicle like you can
  902. diversify your portfolio. You can choose
  903. one or two or three, right? It depends
  904. upon your risk
  905. appetite. Sally may be having a 200k in
  906. extra bank. Tom may have like 200
  907. million in their banks, right? So, you
  908. can choose your risk appetite. You
  909. should know your risk appetite, what you
  910. can afford to lose, what you can not
  911. afford to lose versus your principle,
  912. like how much principle you can set
  913. aside for the investment. So, the net
  914. income that you will be earning through
  915. all the investments, you will add them
  916. up. Let's for now, let's use one
  917. example. Let's assume you set aside
  918. $100,000 and you are earning $1,000 a
  919. month of profit per month for 12 months,
  920. which means you have earned throughout
  921. the year how much? $12,000. And it it
  922. should be your net income pre-tax, not
  923. after tax. So ROI we determine at the
  924. pre-tax income. So $1,000 12 months
  925. 12,000 divided by let's say you have
  926. done 100k what is your ROI looks like?
  927. 12%. Right? So that's your 12% ROI. We
  928. will use this information in our
  929. calculator very shortly. And then cap
  930. rate. Another very important metric for
  931. the real estate is cap rate. How do you
  932. determine? So cap rate actually being
  933. used mostly for commercial properties.
  934. It could be for single single family as
  935. well. If you are putting it aside for
  936. your rental income, right? So cap rate
  937. typically actually is actually a
  938. formalized written here. It is a net
  939. operating income that you have earned
  940. again in the 12-month period divided by
  941. the purchase price of the commercial
  942. property or single family property that
  943. you have purchased. So for
  944. example, let's assume a hypothetical
  945. example. Let's assume you have purchased
  946. we have together purchased let's say
  947. 200k thou 200,000 property in Memphis
  948. Tennessee, right? For rental that
  949. property can earn $2,000 gross rent from
  950. the tenant. Okay. So, gross rent versus
  951. this is net. So, how will you find your
  952. gross? How will you find your net from
  953. the gross? You will subtract do not
  954. subtract the tax except the tax. You
  955. will subtract all your expenses such as
  956. all your utilities, bill like
  957. electricity, gas, water and then uh
  958. insurance and then property management.
  959. All the expenses that you have, you
  960. subtract. So, like let's say
  961. hypothetically we are earning $2,000. We
  962. purchase together 200k property. Let's
  963. say 1,200K is the net income for us
  964. after subtracting all $800 are gone in
  965. the cash. We have $1,200. Now do $1,200*
  966. 12. What is that like $14,000 or
  967. something? Then divide that by 200 which
  968. is your purchase price, right? It will
  969. give us the cap rate for that building.
  970. I think the number comes 7.2%. So you
  971. are purchasing a property at a 7.2 cap
  972. rate. Why? Look at this picture. Why I
  973. drew this picture? When I was learning,
  974. my mentor told me this. So remember this
  975. up arrow and the down arrow. So what cap
  976. rate is? We are at 7.2 cap rate, right?
  977. So if the cap rate goes high, your
  978. purchase price goes down. And if the
  979. purchase price goes up, your cap rate
  980. goes down. So but why investors do that?
  981. Because we use this number, we use this
  982. metric to analyze the property. how much
  983. profit we can make for our investors or
  984. for myself if I if I'm buying solo, how
  985. much I can make a profit on the rate and
  986. wise and how much this property can
  987. potentially generate for me. For
  988. example, if I get properties for two cap
  989. rate, I don't even look at it. I tell my
  990. uh agents don't bring me anything, don't
  991. send me anything which is less than
  992. seven cap rate for instance or six,
  993. right? I don't because if I buy anything
  994. for two cap I would not be able to give
  995. any income to my investors at all. So we
  996. have to buy at a discount strategically
  997. so that we can make good distributions
  998. for them. The third thing is investment
  999. property value. This is the most common
1000. question when I hear and I think we have
1001. to may have to start at stop eight. So
1002. what is my investment property value
1003. look like? So this is very simple
1004. formula. This is the same formula which
1005. is a cap rate formula but it's twisted.
1006. So you take your purchase price is also
1007. a market value. So for in for instance
1008. now same property which we purchased
1009. today at 200,000 which is making for us
1010. $1,200 after five years. Let's say every
1011. year what happens if we are tenant our
1012. landlord keeps rising our rates right
1013. rate which $50 maybe $30 or $100. So our
1014. rent will continue to rise for five
1015. years right. So those 1,200 net may
1016. become 1,400 net at the end of five
1017. year. So what we going to do we are
1018. calculate on NOI new NOI which is now
1019. $400 we are saving times 12 divided by
  1020. market
1021. cap then what it what it does is market
1022. cap is actually in investors tool when
1023. we go purchase in any neighborhood we
1024. find out first what is the market cap
1025. here what it means is what other
1026. investors are buying at what cap rate
1027. other investors are buying and there is
1028. always a reason why they're buying on
1029. this and there is always a set cap for
  1030. certain neighborhoods, right? For
1031. example, in in our area here in Silicon
1032. Valley, we had reached before this
1033. interest rate hikes in 2022, we had
1034. reached at 2 to three cap rate. There
1035. was nothing in the deal honestly, but
1036. people were still buying. We're just
1037. sitting on the property making no income
1038. expecting appreciation. That's all two
1039. to three. Now after interest rate hike
1040. now we are like last year we are I'm
1041. sometimes I'm seeing at least six
1042. hitting six but we are close to 4.5 to
1043. 5.5 last past year which is good like
1044. cap rate is rising which means purchase
1045. price will come down. So the last screen
1046. is about the investor calculator. So
1047. what we are going to do what investors
1048. do I'm sharing another recipe of
1049. investor it is a double game investors
1050. call it a double game what they do what
1051. they look for is how quickly I can
1052. double my principal amount so let's
1053. assume again you have kept aside
  1054. $100,000 how quickly this $100,000 can
1055. become two 200k and then this is a
1056. double game let me Say 100K becomes
  1057. 200K. 200K becomes 400K. 400K becomes
  1058. 800K. 800K becomes 1.6 million. It's a
1059. double game. So investors play a double
1060. game. What you would do? This is the
1061. barcode for the investment calculator
1062. which is Azim have created it on our
1063. website. I asked him especially when I
1064. was uh coming here that if we can get
1065. this calculator for the audience. But
1066. let me just quickly share what this will
1067. do. The there are independent variables.
1068. So your investment amount, forget about
1069. it for now. Whether you can start with
  1070. $500, your $500 will become $1,000,
  1071. $1,000 becomes $2,000. $2,000 becomes
1072. $4,000 and so on. So choose any dollar
1073. amount that you have in your mind. Set
1074. aside. This calculator is independent of
1075. this variable. You can choose any
1076. amount. And also this calculator is
1077. independent of any investment vehicle
1078. that you choose from the previous
1079. slides. Right? You can choose crypto,
1080. you can choose a stock, ETF or any
  1081. anything investment vehicle. But
1082. obviously in the end I would say don't
1083. go greedy. Investors whenever investors
1084. go greedy things fall apart or things
1085. starts falling apart right so investor
1086. has to manage the greed and they have to
1087. control themselves not to go crazy but
1088. be more realistic and do your due
1089. diligence. So if you go at the website,
1090. if if we go um I think I need to go or
  1091. maybe if
1092. uh can we go in this computer or
1093. say 816 you can go on. Yeah. So but if
1094. you have gone there at the website go in
1095. the hamburger menu click calculator go
1096. use this barcode and then that will take
1097. you to our website. From that website
1098. hamburger click calculator then go in
1099. the calculator. What is it's asking?
1100. It's asking only one question. What is
1101. your desired ROI? Right? And we just
1102. discussed ROI over and over. So what it
1103. does, you can play with this field
1104. actually in the website, enter your
1105. desired ROI. For example, if you are a
1106. if you want to be in the low risk, you
1107. if you you don't want to take higher
1108. risk, right? Because you you don't have
1109. like enough to invest, right? But you
1110. want to be very cautious, you don't want
1111. to lose your principle. So you will
1112. enter your desired ROI here like 5 8 6
1113. 10% ROI or 15 or 20. We have seen in
1114. crypto crypto is giving you 34% ROI. So
1115. if you enter that number just enter the
1116. numeral number and click calculate. The
1117. next field appears is it will show you
1118. how many years it will take to double
1119. your principle. If inshallah your
1120. investment goes well right but obviously
1121. investment has the risk it
1122. can increase your profit it can decrease
1123. your profit depending upon the
1124. situation. So that's all this is where I
1125. end my presentation. These are some case
1126. studies of our own project that we have
1127. done in the past and some before and
1128. after photos of our renovations. U
1129. sometimes people love checking it out
1130. like what how it was look like before
1131. and how it looks like after. So we
  1132. purchase like definitely distress
1133. properties which no one buys but we buy
1134. and we maximize returns on investment
1135. for our investors on those. These are
1136. some of rehabs which is local. These all
1137. these showcase um case studies that I'm
1138. sharing is was local here in the Bay
1139. Area. We do do webinars also where we
1140. share more details like we share what s
1141. systems we have built over the years
1142. what due diligence we do how our teams
1143. looks like what we do how we do so
1144. everything else we share in our uh
1145. webinars um this is another before and
1146. after tour but we can ignore we have I
1147. think prayer time this was I I have
1148. actually one favor if you all can do the
1149. top left left uh barcode is our LinkedIn
1150. page if you can please click follow or
1151. tag tonight if it's beneficial for you.
1152. If this information was really
1153. beneficial for you, please share maybe
1154. on our page. Tag us, feel free to tag me
1155. with you and Serene Equity Investments.
1156. And another barcode is for our investor
1157. community, private investor community on
1158. our WhatsApp. Um there are people
1159. whenever I go to speaker events, they
1160. like to learn, they like to enjoy, they
1161. like to know what we are doing. So we
1162. share we do every quarter u education
1163. serieses as well where we invite
1164. speakers uh which can help our investors
1165. grow uh in their education. Uh I share
1166. our project photos and some web you know
1167. pictures over in those groups as well.
1168. And then another barcode is our website.
1169. Um you can set up an appointment
1170. one-on-one appointment with us. Um you
1171. can share your specific goals if you
1172. have any questions or need more clarity
1173. on real estate investment or stock
1174. investment like she said uh like he said
1175. so inshallah we are happy to help
1176. inshallah and asalamu alaikum thank you
1177. for listening and hosting yasin
1178. yes yes hold on to your questions
1179. yes and we will be here inshallah as
1180. much as time you all need and you need
1181. to talk aim is here uh he's my business
1182. partner partner, my life partner.
1183. Alhamdulillah. So, um you can ask him
1184. any question. You can stop me or him and
1185. we both will be here inshallah to take
1186. any of your questions and we have a
1187. session of Q&A as well inshallah. Asalam
  1188. alalaykum. Thank you for
  1189. [Applause]
1190. listening. Thank you so much. Thank you.
1191. Please turn off. Yeah, I turned it off.
1192. You can um I'm sorry that you asked. Oh,
1193. you have to leave. Thank you.
1194. Um yeah, I was going to say you can.
1195. Sorry. When you asked if you could go on
1196. the link, you can if you want to do that
1197. after show after. Oh, yeah. Yeah. I
1198. don't know if people were able to um
1199. check it out. For me, the QR code is a
1200. little far. Oh, I see.
1201. was a little small. We can Yeah.
1202. Otherwise, we can because this is your
1203. right. So, you can go to Serene Equity
1204. Investments uh invest.com invest. Yeah.
1205. Just go in the browser invest. Yeah.
1206. This one. And then go in the hamburger.
1207. This one. Yeah. Hamburger. And click
  1208. calculator.
  1209. Yeah. That's it. That's where the
1210. calculator. That would be cool to show,
  1211. right?
1212. Yeah. We can exit from here and also
1213. keep it here because sometimes people
1214. want to look at the slide and ask
  1215. questions.
1216. So where is the hamburger? Hamburger is
1217. here. Oh that Oh you and then
1218. calculator. Okay. Does that feel okay?
  1219. Sure.
1220. So the prayer happens here. Uh in there.
1221. Oh over there. I don't know if you heard
  1222. me but is at 8:16. Oh 8:16. So I haven't
1223. heard you this is so we No, it's okay.
1224. So I was um Oh, because like 8:10. Oh, I
  1225. see. It's okay. I think because I think
1226. an hour um Oh, maybe it's 810 or 8:08.
1227. Yeah, I see. Oh, are we still going
1228. live? Yeah, but she someone's running
1229. it. I think she paused it. Oh, come on.
1230. We are not going live.
  1231. Yes, sure.
  1232. We can leave
  1233. Obviously not about hair
1234. presentation. If you want to invest, you
1235. can give me your money.
1236. There was a donation and
  1237. then donation
  1238. for Yes.
1239. So that's the type of investment I am
1240. inshallah. That's why we have to bring
1241. you sister Salia so she can grow your
1242. money so that you can give more
  1243. inshallah.
1244. Okay. So I have a question for you
1245. sister. I will start with that. Um, a
1246. lot of young professionals maybe they
1247. they're first year or second year at
1248. work and they barely they say they have
  1249. a saving of 25,000
  1250. $50,000 and they think I don't have
  1251. enough money to invest.
1252. um in general like funds
1253. um like your fund would you take someone
1254. with that 25 50k or does it have to be
1255. 100k and more? Um definitely certainly
1256. we can this is here. Sorry. Sorry I
  1257. didn't realize I
  1258. exactly what's the minimum h
  1259. what's the minimum investment that's a
1260. good question. I was asking her that
1261. question before salah and she said
1262. something. Yeah. So can we hear? Yes.
1263. So um although uh we started with the
1264. minimum investment of $50,000 uh we
1265. raised in just this February we raised
  1266. it to
1267. $100,000 but since we are here with the
1268. Vaso Institute with Shehal Shikhal Bakri
1269. and obviously we can make an exception
1270. and it's not like written anywhere but
1271. uh because obviously our fund is
1272. regulated under securities SEC laws and
  1273. has been structured
1274. thorough thoroughly with a attorney who
1275. has already 30 years of experience in uh
1276. forming these type of real estate
1277. syndication funds. Um though in his
1278. experience he said this is the first
1279. time in his 30 years of experience that
1280. he's making a fund that has no debt. So
1281. subhan Allah. So um but yes inshallah we
1282. can definitely make exceptions right for
1283. the audience and we have made an
  1284. exception
1285. for investors. So except international
  1286. investors like
1287. anywhere outside from USA, Canada,
1288. Malaysia, Asia or anywhere um there
1289. definitely the currency is really right
1290. different. So we made already an
  1291. exception for some international
  1292. investors.
1293. Based on that, does the money have to be
1294. US dollars or could it be in whatever
1295. country they're in? Um, so the way the
1296. escro is we received US dollars like we
1297. received in our bank account. Yeah,
1298. sure. Like that. All right. So yeah, it
1299. was when it arrived it was US dollars
1300. because it arrived directly because it
1301. has to arrive directly in our funds um
1302. account. So yeah, it came as dollars.
  1303. That's a good question actually. They
1304. had to convert it first and then I guess
  1305. indeed
1306. or or if they have a already a US dollar
1307. account in whichever country they are
1308. living in then it's much easier. Yeah.
  1309. For the self-directed
1310. IRA someone has their own business. Can
  1311. they form an
1312. Yes. Yes. That's possible. There was one
1313. clause with one of our self-employed and
1314. she had her own business but I think she
  1315. did not have
1316. employees. This is why she was unable it
1317. was there is definitely a depth of
1318. everything right. So most of the times
1319. all the investors who have got on
1320. boarded with us everyone was able to
1321. convert their IRA accounts to
1322. self-directed and was able to fund
1323. except one for now until now.
  1324. Yeah.
1325. Yeah. But the thing the the the tip here
1326. is it has to be self-directed. So
1327. whichever you have as of now Roth IRA or
1328. 401 you can convert. Yeah. And then we
1329. guide you like we have um some
1330. custodians whom we have personally
1331. worked. Uh we give you on the list. I
1332. send whoever ask us we send you the
1333. list. We even give you people's
1334. custodian like contact names. You can
1335. contact them. You can then you have a
1336. due diligence process again because they
1337. have different fees right some ask you
1338. to create LLC's some like directly from
1339. the trust account. We have different
1340. varieties by the way every investor who
1341. came in and there was a learning for us
1342. also and for them but yes we know the
1343. way how to do it. We will guide you
1344. through that. What you say initially
1345. that's for previous employers. Yeah. If
1346. if you are an employer if you are
1347. employee an under an employer right then
1348. you can roll over your previous employer
1349. to self-directed but not with the
1350. current invested with your company right
1351. so that way you cannot self-control that
1352. yeah that's a tricky one when you change
1353. a job then you can keep doing so because
1354. we have $ 8.9 trillion dollar existing
1355. in the bank accounts across the USA from
1356. everyone's retirement income we wanted
1357. to tap those accounts and be able to
1358. invest because nobody tells you their
1359. secrets. No one tells you because you
1360. have to you will save all your taxes on
1361. those accounts. No one shared this
1362. information and we are going live. I'm
1363. sorry. We are at the very end. So yeah,
1364. good question. Do you know why your
  1365. current
  1366. employer that doesn't count? That's a
1367. good custodian question. Maybe Azim can
1368. answer that. your own company and you're
1369. now employee. It's like what you got to
1370. fire you and then be someone else from
1371. the employer actually because you your
  1372. employer has a control that's why
1373. it's usually an employer sponsor they
1374. designate because they go with the
  1375. custodians that's usually very
1376. restricted and they allow you know so
1377. you can't take it over there and until
1378. you have that job you can until you have
1379. that job so I have to buy but if you
1380. have a business or let's say you have a
1381. regular IRA or Roth IRA that you can do
  1382. as self direct.
1383. Yeah, you can convert it into
1384. self-directed and then you can invest
1385. and one of my mentor actually yeah you
1386. can invest in not just real estate you
1387. can invest in any alternate assets
  1388. because usually traditionally what
1389. happens in um in the IRA or 401 is you
1390. are restricted to only mutual funds or
1391. ETFs in general or stockless if you have
1392. you are managing your IRA uh then you
1393. are restricted to stocks but with
1394. self-directed you have opportunity to
  1395. invest in diversified alternative
1396. investments it can be oil it can be
  1397. crypto it can Anyway,
1398. so can I stop the my current 401k and
1399. just go with another company and do
1400. another 401k and say this one close that
  1401. one? That's a complicated question. Oh
1402. yeah, you need to consult them with a
1403. custodian and assume. But I think if
1404. online users if they were hearing the
  1405. question was if
1406. uh we can uh what type of accounts can
1407. be converted to self-directed accounts,
  1408. self-directed IRA or a 401k. So only the
1409. accounts which is your previous employer
1410. where you are not working currently. But
1411. if you are working currently with an
1412. employer, you cannot self-direct that
1413. one because that is like a your employer
  1414. controlled accounts.
1415. So if uh I had a previous employer and I
1416. rolled over my 40s from that to
  1417. employers. Oh
1418. no. So you should not do that.
1419. I not the 401k because if you if you do
1420. then you have to pay taxes but you will
1421. save from the future. There are
  1422. different
1423. basances but recommendation is usually
1424. to then you have more control because
1425. you can invest in even in stocks you
1426. roll over your employed with
  1427. allowed fun.
1428. So do we have online users? Do we need
1429. to answer this for online users or um
  1430. are there any online
1431. users? We can just go to the next
1432. question. Yeah, let's do two quick
1433. questions. Can can someone contribute uh
1434. as a like besides just funds like can
1435. they be part of the process of whatever
1436. the uh investments are like renovation
1437. of the house or anything like that.
1438. That's my first question and second
1439. question is if someone actually becomes
1440. like puts their cash in there are they
1441. able to pull it out easily or is there
1442. any restrictions? All right. So the
1443. first question is if you can become an
  1444. active partner
1445. right so as of now um we are the only
1446. active partners there are no other
1447. active partners in the fund as a GP uh
1448. whereas all the onboarded investors are
1449. limited partners where they definitely
1450. have to not involve in day-to-day
  1451. operations
1452. um in the past we have done partnerships
1453. with an active investors as well when we
1454. have not syndicated ated this one before
1455. that we were doing like project by
1456. project classic style and as long as
1457. obviously if the other partner has that
1458. capacity and ability to uh work with us
1459. right because at that skill level
1460. obviously if you have any anything that
1461. you can bring into the table um we can
1462. think about it right like we can the
1463. more the marrier um but for now uh we
1464. don't have any other active partner
1465. except BC and your second question was
1466. um for someone invested they would for
1467. any reason they want. Okay, good good
1468. question. So we do have two type of uh
1469. we are offering two type of shares
1470. actually class A shares and class B
1471. which we go thoroughly the difference
1472. between the advantages and what we are
1473. offering in both of these types. Class A
1474. actually is for five years period where
1475. we hold and we continue to invest in
1476. different types of assets which we talk
1477. about with one-on-one and in webinar.
1478. Whereas the other class B share types
1479. yes there's a liquidity there at every
1480. project exit those are only offered to
1481. flip investors. The first class A offer
1482. to flip as well as multif family and
1483. rental investors. So class B yes you can
1484. exit at a flip um exit as we exit flip
1485. you can take your principle at your
1486. profit or you can come back to the next
1487. profit but class A also even although we
1488. are holding for 5 years but god forbid
1489. if any emergency comes right inshallah
1490. we'll replace your portion with any
1491. other investor's portion if they willing
1492. to invest or we will try to manage or
1493. from the group to or per or or how often
1494. um so like how frequent when we purchase
1495. acquisitions. Um so in the past while we
  1496. were full-time working with high-tech um
1497. we were just doing one to two or three
1498. projects per year very like slowly right
1499. now we are scaling. So alhamdulillah but
1500. the time I have become full-time from
1501. last six months. So we have mashallah
  1502. completed four projects. Alhamdulillah.
1503. And right now one is in the escrow and
1504. uh we are closing. Alhamdulillah or
  1505. flip. Alhamdulillah. And alhamdulillah
1506. we always make our projections.
1507. Alhamdulillah. It's nothing to brag
1508. about it only. It's only Allah's baraka
1509. that we all see. And the beauty is that
1510. it's all halal beauties. I call it
1511. actually for fun halal beauties. So our
1512. halal beauty is in escrow.
1513. Alhamdulillah. And all of the other
1514. halal beauties are already done,
1515. renovated and have started earning from
  1516. January. Mashallah.
  1517. Yes.
1518. Uh is it one month for all the projects
1519. or every project? Okay. Good question.
1520. So this is only right now we have only
1521. one fund and it's like an ETF example
1522. which mostly Azim gives to be able to
1523. understand. So if you know ETF what ETF
1524. looks like same as the real estate fund
1525. looks like under one fund we are
1526. acquiring buy and hold rentals we are
1527. also acquiring flip projects we are also
1528. um acquiring multif family apartments
1529. which these are the three um assets that
1530. we have expertise and experience and a
1531. skill and we are focusing only on that
1532. based on our previous experience. So
1533. certain asset types we do not touch
1534. based on again risk and reward. So
1535. although they are high risk, high
1536. rewards, exponential but we are not
1537. playing with those assets at all in
1538. strategically. You can choose if I want
1539. to be in the flip or in the hold and buy
1540. and hold side. Yeah, you can choose
1541. class A share or class B. It's all your
1542. choice. Uh what we go what we do in
1543. oneonone or webinar there is
1544. differences, right? There is four profit
1545. centers like we already talked about
1546. four profit centers. In class A, we
1547. offer all food full coverage. By the
1548. way, we also even give you tax
1549. depreciation write offs, K1s that you
1550. will take it. And the way we all because
1551. we all are in it together. We all take
1552. tax benefits, we all take appreciation
1553. gains, we all take rental income, we all
1554. take flip profits in. So it's all
1555. together. Those all four flip four
1556. profit centers are with class A. Class B
1557. only has one which is flip profits
1558. because obviously we are not holding
1559. your principal right. So we cannot give
1560. you tax depreciation write offs. We
1561. cannot give you buy and hold rental
1562. income. We cannot also give you we we
1563. will only give you flip profits right
1564. because we don't know what your ROI will
1565. become annualized because we are not
  1566. holding your money.
1567. Yeah. Yeah. Oh, no. I don't think so.
1568. Right. Because it's your money is invest
1569. your funds are invested in buy and hold,
1570. right? It may not be easy. Um maybe it's
  1571. an attorney question.
1572. That's easy. It is class B switch to
1573. class A. But it may be not our question,
1574. an attorney question. So, we'll have to
1575. consult him. Yeah. Yeah. But we can find
  1576. out the answer.
1577. cycle. Yes, please. So the the question
1578. was um that if an investor have invested
1579. in class A shares, can they switch to
  1580. class B because class B is providing a
1581. liquidity at every project exit whereas
1582. class A has to have your principal
1583. invested for five years. So the question
1584. was can he convert from class A investor
1585. to class B in our read?
1586. Um actually we'll have to check with an
1587. attorney because what happens in class A
1588. you you're a buy and hold investor right
1589. you are receiving K1s now you want to
1590. switch your position to class B which is
  1591. very different um possibly
1592. yeah possibly someone has to buy out
1593. that share because your money is
1594. invested in the property right we have
1595. we don't have a cash for that right but
1596. you need your money back so we will ask
1597. all other onboarded investors if someone
1598. wants to take that position and then you
1599. will leave all your profits there right
1600. right there you will not be able to gain
1601. any appreciations after that right like
1602. all the rental incomes that you have
1603. already enjoyed that's good but then you
1604. are switching your position completely
1605. so this is a completely different share
  1606. but I'm sure it's possible attorney
1607. answer will be possible but yes
1608. obviously you have to understand the
1609. consequences of it right you won't be
1610. able to get text appreciations or rental
1611. income at all or appreciation at all
1612. right going forward once you convert
1613. you know one of the advices that I want
1614. to give Just general advice. You know
1615. how we said in general we have these
1616. four areas. Spend moderately, save,
  1617. invest, zak,
1618. and every one who knows anything about
1619. finance in America will tell you the
1620. worst idea in the world is to keep your
1621. money in the bank. So you can actually
1622. combine these two buckets, the save and
1623. the invest in one. So instead of
1624. saving in a cash account that will be
1625. depleted through inflation and all of
1626. that, you can actually take that and
1627. invest it. And God forbid if something
1628. happens to you and you have a trust,
1629. which is another thing I would like to
1630. bring to this crowd is to educate you
  1631. about trust.
1632. uh especially if you own a property and
1633. you don't have a trust literally the
1634. judge in the court is the one who
1635. becomes the one who will decide how the
1636. money is divided between the heirs. So
1637. to have a living will and a trust is
1638. another building block that you need to
  1639. have in
1640. place. But let's say you you're instead
1641. of saving you put the money in the
1642. investment. If something happens to you,
1643. they will offer your share to someone
1644. else and it needs to be liquidated. But
1645. instead of giving your heirs the
1646. 100,000, maybe you will end up giving
  1647. your ears
1648. 125,000 because you were not sitting on
1649. the money, you were investing it. And
1650. that's that's my advice. And and another
1651. thing, one of the things I've heard and
1652. like I have tried to implement as much
1653. as I have is that when you have like a a
  1654. $10,000 or
1655. $25,000 and you have them saved some way
1656. somehow, take them, invest them, and
1657. consider that you don't own them. Forget
1658. about them. The problem is when we think
1659. we have money, we start
  1660. itching. I want a new car. I want a new
1661. this. I want to go vacation. I want
1662. this. So then take that money especially
1663. when it reaches a good critical amount.
1664. Take it put it in investment and then
1665. you say once I save again inshallah I
1666. can go vacation. But the idea because we
1667. are human beings and we are affected by
1668. the environment around us and the
1669. environment around us is instructing us
1670. to spend spend spend. The economy is
  1671. established on the consumer
1672. spending. So they want you to spend what
1673. you don't have. You don't have money to
  1674. spend. Oh, don't worry. We'll give you a
1675. credit card. You can go and spend it.
1676. You can pay us later. So the we have to
1677. change the self-t talk. When you talk to
1678. yourself, start thinking not when am I
1679. going to buy the next item, what am I
1680. going to do next, how am I going to
1681. start thinking when am I going to invest
1682. again, when am I going to gather money
1683. and invest. And from that investment you
1684. pay zaka you pay and you have more money
1685. and you can open a business and you can
1686. create job opportunities for other
1687. people. This is how we think as Muslims
1688. and um if you look at the life of
1689. Sahab they saw them they they they were
1690. afraid of money itself like they if they
1691. wanted money they wanted it to spend it
1692. and spend it and spend
1693. it. They did not uh they did not worry
1694. about it like as as a target as a goal
  1695. in themselves. And
1696. um the prophet sallallahu alaihi
1697. wasallam instructed us to leave our
1698. children with something. But if you look
1699. like modern example when Bill Gates is
1700. deciding to leave only $20 million for
1701. his children and even that he
1702. decided there is actually a club Bill
1703. Clinton is part of it and that when you
1704. die 90% of your income will go to
1705. charity of your entire net worth and you
1706. will not leave your children except with
1707. something very little. And when they
1708. asked why, they said because if we give
1709. them the money, we would have robbed
1710. them from the drive to wanting. Tell us
1711. you have the money. You don't we robbed
1712. them of the drive. We don't want to rob
1713. our children from the drive. So it's
1714. also teach your kids how to to do this
1715. like these four things that we have at
1716. the we're designing right now. One of
1717. our short courses is three to four hours
1718. for our children, elementary, middle,
1719. taught by high school and college, which
1720. is to teach them about zaka and about
1721. how to spend your money with these four
1722. areas. But you know, teach your children
1723. that your younger brother and sister, if
1724. you're not married and you have a
1725. younger brother, teach them that. In I'm
1726. sorry, sister, you had a question. You
  1727. raise your hand.
1728. Is there a difference between class and
1729. class? Um earlier it was one was class A
1730. was 50 and class B was 100. We now have
1731. raised for class A as well but inshallah
1732. we can make exception um for the
1733. audience here for outside the country
1734. investors and they don't have social
1735. security they don't have neighbors here
1736. or anything like that that's still
1737. possible and doable. Yes. So we already
1738. have worked with an attorney. He um
1739. guided us what needs to be done for the
1740. intern international investor. It was
1741. even easier by the way. So here when you
1742. um sign up there are two um documents
1743. that is required from the SEC rules that
1744. we ask you to fill out. We send you
1745. docuign. Those are two also those are
1746. very easy questionnaires. One is actual
1747. subscription agreement and another one
1748. is questionaire. Whereas for the
1749. international investor we did not even
1750. have done the questionnaire right we
1751. only have done the subscription even
1752. it's easier so here because our fund is
  1753. actually
1754. for accredited or nonacredited investor
1755. we are accepting both type of investors
1756. um only for the foreign investors there
  1757. will be withholdings
1758. yeah someholdings tax withholdings for
  1759. foreign investors
1760. for foreign investors at the end of
1761. for foreign investors at the end of the
1762. year there will be tax withhold taxing
1763. will be different like no for the
1764. foreign yeah tax in their country not
1765. here um withhold means withhold means
1766. they will be it will be hold here and
1767. then they I don't know which whichever
1768. country they belong to they will figure
1769. it out but at least what compliance per
1770. compliance with our fund we have to do
1771. what we have to do per per SEC
  1772. compliance so yeah
1773. And talking about zaka like she was
1774. mentioning it was very interesting
1775. question because the Ramadan just passed
1776. and since we have onboarded investor one
1777. of the investor messaged like whether am
1778. I be paying zaka on my like he had like
1779. in both class A and class B and by the
1780. way like some investors do in both right
1781. sometimes they want a liquidity for some
1782. reasons for certain amount and then they
1783. don't want certain amount liquidity
1784. right so so that investor had both so he
1785. asked like if I'm paying zakon this or
1786. this And what and then I'm like boy I
1787. have to think about and by the way once
1788. we learn real estate what we realized
1789. was another eye opening thing which I
1790. never knew that once we purchase rental
1791. asset we don't have to pay zaka on that
1792. amount that we have invested it was a
1793. astonishing for me the amount of zaka
1794. that we were paying after we purchased
1795. it becomes decreased actually because it
1796. is your rental asset versus if you have
1797. invested in the other class B yes you
1798. have to because it's your active Because
1799. the intention matters in the zaka right
1800. your intention is to give it for 5 years
1801. but if your intention is no you are just
1802. liquidating any time at the exit then
1803. you have to pay like class B you have
1804. and class A you don't have yes are there
1805. any management fees for the fun yes
1806. there it's only very minimum like it's
  1807. 2% 2% acquisition 2%
1808. disposition even like I'm working right
1809. now for free honestly because my goal
1810. for providing this halal debt-free
1811. investment fund was bigger than what I
1812. was earning. I decided to for now I have
1813. no because we have deferred also all our
1814. acquisition fees and even this is
1815. minimal 2% even our attorney was asking
1816. please don't do that 6% otherwise you
1817. have nothing and still I'm working for
1818. free for them but um we have also even
1819. deferred that until because we are
1820. giving mashallah pref returns not even
1821. returns pref return what pref returns
1822. are that active investors will not earn
1823. a dime name until all our onboarded
1824. investors will earn 8% ROI. We were
1825. talking about ROI, right? So we will
1826. earn only if we make it 8% and we pass
1827. it this investment distributions to them
1828. then we will go start. So we have really
1829. made it like a sweet even it's halal
1830. it's halal like there's no loan but then
1831. further cherry on the top for
1832. investors and inshallah my our beliefs
1833. our our intention is pure or we are
1834. offering this to our community Allah la
1835. we'll make it happen inshallah we will
1836. have inshallah more investors we will
1837. acquire more properties there will be a
1838. time inshallah which will happen
  1839. inshallah we'll start earning
1840. So any other questions? Yeah.
  1841. [Music]
1842. Yes, it's affecting real estate market
1843. as well because can you repeat that
1844. question? Yeah, the question is if
1845. tariffs increased tariffs are affecting
1846. um real estate. So the answer is the
1847. tariff situation plus interest rate
1848. hikes that we have seen starting
  1849. 2022. Yes, it's affecting but it's it
1850. was not affecting as much after the
1851. tariffs have arrived. It has like right
1852. now the investors in every investment
1853. vehicle has a fear right we have fear in
1854. a stock market. We have right now fear
1855. in investments, real estate investments.
1856. What we have noticed in last two months
1857. when we listed our recent project um we
1858. used to so that area the neighborhood
1859. where we have um this project was
1860. already had 30 days of market meaning in
1861. 30 days we typically used to receive
1862. offers in that market uh when we
1863. received offer now actually is actually
1864. it's affected like because of tariffs
1865. and plus interest rate hikes already
1866. present I think we have received offer
  1867. in 45 days five 45 daysish
1868. We had to continue to open houses but
1869. alhamdulillah off our arrive because for
  1870. renovated houses there's always a demand
1871. because the main issue here in the Bay
1872. Area is supply and demand. We do not
1873. have a fully renovated ready to live
1874. beautiful houses available. What we have
  1875. is 1958 from 1900 anywhere to 1958
1876. houses and it requires major renovation.
1877. Everything seems broken like if you'll
1878. go in on our set in equity investments
1879. page on LinkedIn um the one which is in
1880. escrow I have put a video there before
1881. and after take a look what was the
1882. condition and how it beautifully looked
1883. like so definitely impact is there but
1884. we still are having offers what we are
1885. seeing overall um from other investors
1886. because we are in the investors group
  1887. where there is a 30,000
1888. investors only in the USA we are in a
1889. part of that network we are reduc seeing
1890. reduced offers on everyone's properties
1891. and less offers obviously less because
1892. buyers have fear right now they're
1893. thinking what if if my job if I get laid
1894. off or if I lose my job because right
1895. now job situation high-tech market is
1896. still I think the job growth is still uh
1897. coming as positive every time in every
1898. quarter so we are still seeing offers
1899. but yes less offers so we have more fear
1900. here right now which is very
1901. unidentified obviously like we don't
  1902. know
1903. I'm going to give you a simple formula
1904. just you walk if you can remember or you
1905. can write it down or we can send it on
  1906. the
1907. uh on the text uh how we do a summary
1908. for the class we can send you a summary
1909. if you buy a house to live in it or you
1910. have a property that you live in it your
1911. house you put down payment 100,000 or
1912. you bought the house cash or you put a
  1913. 100,000 down
1914. payment and the house is worth 1.5
1915. million. You have a loan on it. Let's
1916. say complain loan for half a million and
1917. you gained appreciation 1 million. It
1918. doesn't matter how much you put down
1919. payment. It doesn't matter if you paid
1920. it all in full. It doesn't matter if you
1921. gained appreciation if you live in the
1922. house. There is no zaka on it.
1923. Done. Period. Never ask that question
1924. again. You put the down payment. Oh, but
1925. when I bought the house, I put
1926. 100,000. Do I next year pay a zaka on
1927. 100,000? No. You live in the house. That
  1928. money is no more
1929. zakatable. Option number two, you bought
  1930. a property to sell
  1931. it, to flip it.
1932. You bought it with that intention. It's
1933. in the process of flipping. It has not
  1934. been
1935. sold. Whatever money, real money you put
1936. on it, when the one hij year passes by,
1937. you pay 2.5% of that because it is for
1938. flipping intention. Intention. I bought
1939. it to flip it. The money that you bought
1940. there that you have in there, you still
1941. did not gain the money. You're still
1942. waiting, but the money is there and it
1943. could be sold. It's not like completely
1944. loss. Then you have to pay zaka on that
1945. money. Option number three, scenario,
  1946. you bought, you put a 100,000 or 25,000
1947. or 500,000 or 1 million to buy a rental
  1948. property.
1949. So now you own the house or part of the
  1950. house and you're making
1951. income. If that income that comes from
1952. the property after one year is more than
1953. the level of zaka which is the 83 grams
1954. of gold and you it's saved and you did
1955. not spend it on your
1956. necessities then you pay zaka from the
1957. income that came from the property. Not
  1958. I put $100,000 in the property. I'm
1959. going to every year pay zaka on h
1960. 100,000 plus the rent. No, you pay zaka
1961. on the rent, the income, not the
1962. capital. Are we clear on that? Yeah,
1963. thank you for correction. I think I said
1964. it that for rental. Yeah. So, no, what
1965. you said is right actually, but it just
1966. flipped their mind. So I thought this is
  1967. A B C
1968. depends on on the class B but class A
1969. you will only pay when we are making you
1970. distributions right on the income like
1971. you said your principle because it's
1972. tied up to with your intention that it's
1973. invested so on not on your principal but
1974. on your income distribution class is on
1975. the principal class B is also on the
1976. principle exactly yeah so because your
1977. intention is not to give away from you
1978. it has to come back to you that as well.
1979. So he it was a question for everybody
1980. like in our fund and even for us
1981. question on the value of the
  1982. home or whatever
1983. I bought a house to invested to flip it.
1984. So I bought the house uh for a million
1985. and a half and I put money half a
1986. million. I will pay zaka only on the
1987. money that I put that I am expecting to
1988. recover it and make profit on the top of
1989. it because half million is yours his
1990. right because he purchased for 1.5 but
1991. not all of the money is his money. He
1992. may have raised money. So the 1 million
1993. might not be might be a loan like halal
1994. loan or it could be someone else's
1995. money. So you don't pay on the value of
1996. the house. You pay on how much you have
  1997. money in the
1998. house. Very good question. And then when
1999. you sell it, do you pay on the whole
2000. house? No, you pay when you sell it.
2001. When you sell it now, you you the money
2002. came back into your account, right? So
2003. we do the law of averages. Let's say I
2004. started the year I invested half a
2005. million. Uh in the middle of the year
2006. the house got sold. After 6 months we
2007. were able to flip it. The next 6 months
  2008. I have I made 100,000 on my half
2009. million. So now I have 600,000 in the
2010. bank. When the year flips I pay zakan
  2011. 600,000. Law of averages. Let's say I
  2012. had
2013. 500,000 and in the middle of the year we
2014. sold the house and god forbid we lost
2015. 100,000. So in my bank now there is
  2016. 400,000 because I lost I pay zaka on
2017. 400,000. So it goes both ways. What the
2018. year ends the year end law of averages
2019. right? So it's not like I bought it for
  2020. 500. I mean I put 500
2021. but then I made now another million on
2022. top of that. The house you know is it
2023. appreciated. It appreciated. So every
2024. year when you pay zaka you look at the
2025. money that you have that you actually
2026. own and you pay because it will be
2027. impossible to calculate every penny that
2028. you got. Oh, I got this dollar on March
  2029. 13 and I got this $10 on April 15 and I
2030. got this dollar so I'm gonna pay zaka
2031. next year on March 15. And anyway, it's
2032. not based on March. It's based on which
2033. is the hij year. So you every year you
2034. look at what you have in the bank and
2035. you pay zaka on it. Some years it will
2036. be less, some years it will be more. It
2037. averages. Now you you bought the house,
2038. you sold the house. Uhhuh. You sold it
2039. January 1. Uhhuh. So the next year,
2040. January 1st, do you pay the debt on the
2041. 1.5 million or just the 500 or the
2042. difference between the five and so I had
2043. 500,000, right? I must have had it
2044. before I bought the house, right? So the
2045. year of that started on the 500 must
2046. have been must have started
2047. uh before I bought the house. So let's
2048. say 6 months before I bought the house,
  2049. I have a half a million. Then an
2050. opportunity popped up. So I bought the
2051. house. If by year end I already sold the
2052. house, I'm going to pay on the final
2053. number. If by year end the house is not
2054. sold, I will only pay zaka on the half a
2055. million that I still have trapped in the
2056. house because I did not make profit yet.
2057. We didn't sell the house. So I will just
2058. make zaka on the original amount. I'm
2059. talking way after you sold the house.
2060. Uh-huh. So now you sold the house. So
2061. 600k. That means for example in his
2062. example he made 100k on exactly 500. So
2063. now when I when I made the 100,000 right
2064. I gained back my 500,000 and I gained on
  2065. the top of it
  2066. 600,000. Next
2067. year I will pay zaka on
2068. 600,000 and it averages because
2069. otherwise you're going to end up paying
2070. zaka every month. You can do that but it
2071. will not you you will go crazy because
2072. every penny one year every because at
2073. the end of the day when you look do I
  2074. have
2075. the when you have the you don't say
2076. oh you know what hour did I start the
2077. you know so you just once you have
2078. the you have you reach the level of zak
2079. and one year passed on that two things
2080. have to happen from that date I go above
2081. the minimum required and one year passed
2082. on that then I owe
  2083. zaka. Very
2084. good. Yeah. These are the three simple
2085. three cases of real estate. I own the
2086. house. No zaka. I bought it to flip it.
2087. There is zaka on the whole amount that
2088. you invested. I bought it for rental.
2089. You pay zaka from the rental not on the
  2090. original money. You
2091. You want to you want to confuse us now?
2092. No. I mean that's still possible, right?
2093. Like you bought it for flip now you are
2094. in love of that house. Now you wanted to
2095. own that, right? So then for flip yes
2096. you arrive you were eligible for the car
2097. but now now you are owning it then you
2098. no longer yeah once you live in it once
2099. you have decided to own it and once you
2100. own it then no longer.
2101. But did you decide that after one year
2102. passed or before one year passed? If you
2103. decided before the one year passed then
2104. you don't pay zaka. If you decided after
2105. one year pass last year has zaka
2106. starting this year it's my house like
2107. that. Yes brother. So I heard that
  2108. something just want to
2109. clarify somebody bought a property for
2110. 500k next year the property value come
2111. up to like 900 or
2112. 800k and they sell it sell it. are they
2113. make a tax for the profits they're
2114. making or there's no tax? Oh, so um I
2115. heard under the $500,000 profit, you
2116. don't need to pay tax that much. That is
2117. like a kind of Yeah. blow my mind. So,
  2118. but there's a condition again on
2119. taxation. If you intended to purchase as
  2120. a owner
2121. occupied then when you sell owner
2122. occupied house and if you have a 500,000
2123. of worth of equity you will pay no tax
2124. married for merit. Thank you for 250 per
2125. person years and you have lived in the
2126. house for 2 years at least or 3 years
2127. aim I think no two years and so one
  2128. person can save 250k and 250k now let's
2129. say you bought it for 500k you are
2130. living in it for 3 years now 500k house
2131. has become 1.5 million now and you have
2132. your spouse with you so your net profit
  2133. let's say 1 million right from 500 to
2134. 1.5 I'm not charging any commission or
2135. anything. Let's say this 1 million in in
2136. your hand for 500k because you are with
  2137. your spouse. You
  2138. [Music]
  2139. [Applause]
2140. can you will pay only 500. I have
  2141. another good question. That's a good
2142. question. You knew this, right? You are
2143. you an investor already? I'm planning to
2144. do that but uh I heard another weird
2145. story. My friend also is going to do the
2146. same thing but he is facing a challenge.
2147. His wife is back in his country and he's
2148. living in US. tried to buy property.
2149. Uhhuh. Because of his marriage, they
2150. asking your wife need to sign a
2151. document. His wife don't want to invol
2152. that thing in the US. Uh oh. How does
2153. this possible to buy property? Oh my
2154. goodness. So that is a title issue
2155. man. You cannot purchase a property if
2156. one of the owner who is on the title.
2157. I'm sure she's on the title because um
2158. if two person on the title and there is
2159. so many clauses actually there is joint
2160. tenency there is community property no
2161. but he said his wife is outside outside
2162. but can she come because signing signing
  2163. can happen
2164. throughout any paperwork she wants you
2165. by yourself so then okay I have one
2166. solution she he can do the quit claim D
  2167. so
  2168. to sign.
2169. But no, but if she's on the title, no
2170. matter what, she's not on the title. Is
2171. she on the title or not? That is the
2172. biggest question. She's not on. So title
2173. is when we purchase a house, there is a
2174. grand deed that we all get in the state
2175. of California. And on the grand deed,
2176. whose name is there? We can check like
2177. with our tools. They never buy a house.
2178. They buy it right now.
2179. Okay. So, he can still purchase a house
2180. without her because uh he can only be on
  2181. the title. Yeah, that's
  2182. Yeah.
  2183. Yeah.
2184. Okay. So, so it's easier even if she
2185. disagree to sign only one person can be
2186. on the title and there are different
2187. types of titles also. There's five types
2188. joint tenency community like you have to
2189. um go through there are different types
2190. of title positions as well. So um um
2191. escrow officer also can explain you
2192. really well or or real estate attorney
2193. but it's so easy actually. Inshallah
2194. let's wrap up then you can continue
2195. because we are doing live stream.
